Many new construction home buyers think that once they have decided on a particular model from a builder and make their “selections” for finish they are done. It can seem very easy : pick your builder and community, decide on any upgrades and you get to be the one calling the shots…seems perfect, right? Not necessarily so…purchasing a new construction home is not as simple or as stress free as one might imagine.

A buyer’s agent will look at your interests when you are buying new construction. Remember that on-site agents work FOR THE BULDER…not for you. They put the builder’s best interests first…not yours. If you decide to venture out to a new construction community and talk to the agent on duty look around for the little sign posted in an obscure location letting you know that the agent there works for the builder. you need experienced guidance and help to avoid the many potential pitfalls and complications.
