Market Overview on Homes For Sale in Westport - a subdivison in Denver, North Carolina

Westport, a popular subdivision located on the west shore of beautiful Lake Norman, is home to more than 450 families. The community has a great deal to offer homeowners not only because of the location on Lake Norman but because of other amenities such as an 18 hole golf course, Olympic size swimming pool, tennis courts and a new clubhouse for community events. There is a wide range of types & styles of homes in the neighborhood ranging from older lake homes dating back to the 1970's to newer, larger custom homes and town homes. I am writing this blog to give readers a monthly update on Westport Real Estate activity & Will provide monthly statistics on homes currently for sale, homes under contract and additional details on homes that have sold in the prior month. There are currently 27 homes for sale in Westport with an average price range of $423,822 & an average of 139 days on the market. However, homes prices in this number range from $126,00 to $999,000 with lower and median priced homes selling quicker. There are 2 homes currently under contract as "conditional"...meaning that the buyer or the home has to meet certain conditions such as inspections, loan approval, appraisal in order for the home to change to a "Pending" status (which means that it is very close to closing as all conditions have been met). There were no closings on Westport homes from September 26, 2010 through October 26, 2010 as compared to 2 closings in the same time period last year. There was a total of 18 closed sales in Westport from 10/26/09 through 10/26/10. Analyzing all of these figures enables me to figure out an "absorption rate": how many months supply of homes for sale in Westport if sales continue at the current rate. There is an 18 month supply of homes for sale in Westport! 

Buyers can take advantage of a large inventory, record low interest rates and motivated sellers - a recipe for a really sweet deal on a home!
