Charlotte Region Home Sales Inching Up!
As reported in the Charlotte Observer on Friday, regional home sales move in a positive direction last month! Although prices weakened, the decline was the smallest since in 2 years. The Charlotte Regional Realtor Association posted a report on Thursday indicating that there were 2,221 home, town homes and condos sold in August. This number represented a 10% decrease as compared to August of 2008.
This was a big improvement over the drop of over one-third a year ago. the average sale price was $209,245 ( a 9.2% decrease from a year ago). Foreclosed properties and first time buyers account for a major portion of the home sales and the deep discount on foreclosed homes is influencing the ratio of list price to sale price...currently at about 90% on an average.
Taking a look at the number of homes under contract ( pending sales) we see that the number of homes under contract is down 8%. that may sound bad but it actually is the first time since October of 2007 that this number is under double digits!
