Comparing this past August to August of 2008 we see only one major change : prices! Homes are listed for sale approximately 16% below the prices for the same time last year. There was a total of 79 homes sold in the Lake Norman area August 1 thru August 31,2009 as compared to 75 properties sold during the same time period of 2008. The average number of days on the market stretched from 137 during the stated time period in 2008 to 166 for the same period in 2009. The average sale price dropped by about 16% compared to last year at the same time. Sales prices for August 1 thru August 31 were $464,162 as compared to $536,489 in August 2008. There are currently 1503 homes for sale in the Lake Norman area. In view of the fact that days on market and number of homes sold have remained relatively stable, a qualified buyer can find an awesome home for the money since prices have decreased and sellers are obviously motivated in a price to sell strategy! It is a time for buyers to look seriously at many of the great opportunities to own a home in the Lake Norman area.
