Just about 35 years ago, Lake Norman North Carolina was considered a weekend retreat for residents of the Charlotte area, with mobile homes and small lake cabins lining the shoreline. Now, it’s like living on vacation all year round being only a 25 minute drive to Charlotte with all of its shopping, restaurants, and all of the amenities Charlotte has to offer! Major growth in the Lake Norman area began to take hold in the early 1990’s as visitors enjoyed the friendly small town way of life and all of the beauty and recreation that living on the lake brings. By the late 1990’s housing starts in the Lake Norman area surpassed those in Charlotte for the very first time. Now, area residents say that in spite of the inevitable growing pains they couldn’t be dragged away with a tow truck! Lake Norman is a working lake created by Duke Energy for the generation of hydroelectric power and has over 520 miles of shoreline covering four counties: Mecklenburg, Iredell, Lincoln and Catawba. It is over 30 miles long and is also known as the “Great Inland Sea”. The abundance of retail shops provides residents and visitors with the opportunity to browse unique boutiques as well as upscale specialty stores and national chains. New restaurants are now opening in Lake Norman as their primary location rather than opening in Charlotte & then opening a secondary operation in Lake Norman. However, that’s not what draws people to the Lake Norman area. There is nothing like enjoying the changing seasons and savoring the constantly changing water and wind, listening to the birds & the bullfrogs…except maybe feeling the tug at the end of your fishing line. Sailing is very popular at the lake and the new sailing center provides visitors and residents alike with sailboat rentals or lessons in sailing. The Lake, however, provides the perfect place for every type of boating from super fast racing boats, to cruisers or pontoon boats and jet skis. Lake Norman is home to many exclusive communities as well as many median price range homes and many communities have their own golf courses, swimming pools and club houses for community gatherings. Birkdale Village is the official outdoor gathering place of the Lake Norman area…a fun outdoor mall with many bistros, wine shops and coffee shops as well as retail stores and a movie theater. Home Sales in the Lake Norman Area: 1st Quarter 2010 187 Properties Average Sale Price: $422,220 Average Days on Market: 154 Current Number of Homes for Sale in the Lake Norman Area: 1399 Lake Norman, NC Real Estate There was a total of 187 homes sold in the Lake Norman area January 1 thru March 30, 2010 as compared to 166 properties sold during the same time period of 2009. The average number of days on the market decreased from 166 during the stated time period in 2009 to 154 for the same period in 2010. Foreclosures, short sales and distressed properties continue to capture a considerable share of the sales in the 1st quarter of 2010. Sales prices for January 1 thru March were $422,220 as compared to $399,600 in the 1st quarter of 2009. Waterfront & luxury home foreclosures and bank owned properties gave buyers an opportunity to purchase large custom built homes at a greatly reduced rate! There are currently 1399 homes for sale in the Lake Norman area. A qualified buyer can still find an awesome home for the money here at Lake Norman!
